GRE Strategy and Portfolio Planning Manager

The objective of this position is to support the development of Corning’s global real estate strategy and the enterprise-level real estate portfolio plan based on inputs from GRE leadership and each BU and region. This new Strategy and Portfolio Planning Manager will be responsible for creating a global portfolio strategy and pitching improvement initiatives for the GRE function. 

 

Specific duties include:

• Identify and address market cycles and changes in the business environment

• Identify customer needs and work with GRE leads in the development of solutions for portfolio planning

• Understand broader GRE strategies and initiatives that directly impact portfolio planning; proactively communicate potential impacts to customers

• Analyze and understand opportunities to save costs or generate revenues through portfolio adjustments, leveraging input from real estate services provider

• Coordinate and collaborate with the Occupancy/Space Planning team to forecast company-wide space requirements and govern the decision-making matrix for the portfolio

• Align activities with enterprise plan and modify enterprise plan as needed based on needs from the business

• Assist in defining key metrics, corporate goals, large initiatives, funding and capital plans, and business segment structures

• Assist in the development and advocacy of policies, guidelines, process, and procedures related to portfolio management

• Use data-driven analysis to assist the development of GRE strategic plans, analyze data and information to address issues

• Execution of real estate transactions and lease management across the portfolio, as assigned.

• Support GRE leadership in the development of Global Real Estate Guiding Principles, from the understand phase through application. o Perform internal and external reviews o Participate in customer engagement sessions o Partner with Regional Leads to identify global business strategies and requirements o Develop socialize, and refine Global Real Estate Guiding Principles o Manage the process for development of Regional Portfolio Plans from the understand phase through implementation

• Manage the process for the roll-up of Regional Portfolio Plans into an Enterprise Portfolio Plan o Gather and consolidate data inputs from various sources o Participate in customer engagement sessions o Analyze supply, capacity, and demand o Partner with regional leads to analyze business trends and identify RE requirements o Identify and evaluate potential value creation opportunities o Develop, socialize, and refine regional portfolio plans o Support communication of final portfolio plans

• Provide insight into BU business plans / issues that may impact real estate and facilities or require facilities or real estate solutions

• Translate this understanding into real estate and facility portfolio impacts/needs to make recommendations on expansions, relocations, consolidations, and closures.

 

Hours of Work:

• Monday – Friday, standard business hours

 

Required Education:

• Bachelor's Degree in Finance, Interior Design, Architecture, Urban Planning or Construction/Project Management

• Master's Degree preferred Required Qualifications, Competencies.

 

 Experience:

• 5+ years business experience with functional experience spanning strategic planning, facilities management, real estate transactions, financial analysis, project execution, and supplier management.

• Key areas of experience needed are client relationship management, strategic vendor management, financial analysis, and management of cross-geographic and cross-team initiatives Major multinational organizational experience and experience of working with multiple business lines and driving transformational enterprise-wide change initiatives.

• Executive demeanor and ability to learn the business quickly

• Strong communications (written and verbal) skills

• Strong planning capabilities

• Knowledge of real estate portfolio, corporate direction, regulatory factors, and market trends

• Fundamental financial management, portfolio planning, and strategic planning skills

• Thorough understanding of core business platform and competitive position

• Solid analytical abilities.

• Ability to build maintain strong links and trust with business leaders, finance, treasury, legal, HR, and IT departments

• Proficient with Microsoft Office Desired Experience

• Mandarin or Korean language preferred
